This can be exploited whenever something has a "leaves play" effect and some other effect. Often, these "leaves play" effects undo the previous effect, but if you somehow remove the card from play in response to its other effect, the card will leave play without undoing anything, and then the initial effect activates and never gets undone. This can remove lands, creatures, cards from a player's hand, and life permanently. If you remove the exploitable card from play by returning it to your hand, you can even repeat the effect!
